When you buy real estate you expect to sit down
with your Realtor to determine what style, which location and how
expensive a home you wish to buy. And then you and your Realtor
need to go out into the marketplace to see the homes
that are available. The final step is to contract for the home you
select, complete your financing and inspections and close on the
transaction. But did you know that there are ways to save time, money and
effort in the process?
The agent you work with should be experienced and knowledgeable in the marketplace.
If they are familiar with the homes on the market and
they know neighborhood values, they can help you determine which properties are
fairly priced and in good condition before you start your search.
The agent you select should offer Buyer Agency to you, which is an arrangement
where the agent actively looks after your best interests,
but still gets paid by the Seller. This relatively new development in real
estate eliminates that age-old question in real estate transactions- "Just
who is my agent representing, me or the seller?"
A good agent will recommend that you prequalify for a mortgage loan before you
look at homes - to be sure you are looking in an
appropriate price range and to strengthen your bargaining position when you
locate the home you wish to buy. If your offer to the seller
includes a letter from your lender indicating you already qualify for the loan,
the seller will take you more seriously.
These are just a few ways that John will use to insure your
home buying experience is pleasant and profitable.
Just as your family physician would refer you to a cardiac specialist if you
needed open-heart surgery, so the real estate industry has evolved
to the point that home buyers are well advised to seek out a specialist who
will actively work on their behalf.
With the
buyer/Realtor relationship called Buyer Agency, home buyers get the opportunity
to be legally represented by a Realtor and
(here's the best part) for the Realtor to paid out of the Seller's
commission at closing.
A 1995 survey conducted by the National Association of Relators indicated
that nearly half of all home buyers used a Buyer Broker to
buy their homes. When a Buyer Broker was used, the buyers found their home
one week faster and examined 3 more homes than those
consumers who did not use a Buyer Broker.
John is prepared to provide you with the most personal
and professional care available today. He
enjoys over 31 years of experience in the Salt Lake real
estate market and specializes in helping families
relocate to the area.
He is happy to recommend and introduce you to a mortgage lender and is
experienced in guiding you through the maze of financing,
contracting and closing requirements to help you buy your home.
John does not limit his home search on your behalf to
his own listings or even to Realty Executive's listings. Any property
on the market listed by any Realtor, whether a resale property or new
construction, and even homes not listed by a Realtor are fair game.
And because he is out showing homes to buyers every day, he is
familiar with what's available and, chances are, he can
save you time and effort in locating the perfect home for your family.
